Permit Process

Tenant improvements, change-of-use projects, restaurants, warehouses, schools, medical offices, and multifamily buildings often require stamped professional drawings and fire marshal review. Separate permits may be required for fire alarms, sprinklers, hood suppression, elevators, signs, plumbing, mechanical, and electrical systems.

County Differences

Washington jurisdictions vary widely because dense urban cities, rural counties, coastal communities, and mountain towns face different land-use and environmental constraints. Seattle, Bellevue, Tacoma, Spokane, and King County often have detailed online plan review, stormwater, tree, and zoning requirements, while smaller counties may have simpler building intake but additional septic, well, or road-access review. Critical areas, shoreline management, landslide hazard zones, and wildfire interfaces can substantially change the permitting path from one county to another.

Climate Considerations

Washington construction must account for high seismic risk from the Cascadia Subduction Zone and crustal faults, with lateral design governed by the adopted code and ASCE 7. Western Washington projects face heavy rain, floodplains, steep slopes, and moisture-management concerns, while eastern Washington projects may face higher wildfire exposure, snow loads, and wider temperature swings. Coastal areas require wind, corrosion, flood, and sometimes tsunami-inundation planning, depending on the local jurisdiction.

Over-the-counter or simple residential trade permits may be issued immediately or within a few business days in many Washington jurisdictions. Residential additions and remodels commonly take two to eight weeks depending on zoning, energy documentation, stormwater review, and plan completeness. Commercial permits can take several months when structural engineering, fire review, environmental review, health department approval, or land-use permits are involved.
